Vine Construction is a family-run firm of luxury London builders specialising in the discreet, high-specification renovation of period townhouses, mews properties and prime residential estates across the capital. Since 2008 we have delivered complex home extensions, loft conversions, basement conversions and full period property restorations for owners of Grade II listed homes, conservation-area properties and estate-managed leaseholds including Grosvenor, Cadogan, Portman and Howard de Walden.
Our teams combine traditional trades — lime plastering, timber joinery, lead work, stone masonry and traditional sash window restoration — with modern building science: airtightness detailing, MVHR, underfloor heating and heritage-appropriate secondary glazing for acoustic and thermal upgrades that preserve historic character. Every project is led by a dedicated contracts manager, delivered under a JCT contract, and covered by £2m public liability and £10m employer's liability insurance.
We work across the most demanding postcodes in the capital, coordinating with local conservation officers, estate surveyors and heritage architects to deliver renovations that respect neighbourhood character.
Our portfolio documents ten flagship renovations completed across Central London, each with detailed scope, timeline, challenge and solution notes:

Case Studies
Three recent prime-London commissions — each with the brief we inherited, the work our teams performed, and the measurable outcomes we delivered. Drag the slider to compare before and after.

The property had a compartmentalised Victorian layout with a dark, cramped kitchen and suffered from rising damp due to 20th-century cement render. Any works needed RBKC conservation consent and had to be sympathetic to the original brickwork, cornicing and lath-and-plaster walls.
We stripped back to brick, applied breathable lime render below DPC, and installed a steel-framed opening spanning 7.2 m to create an open-plan kitchen-diner. The rear elevation was closed with slim-framed Crittall-style bi-fold doors and a matching rooflight. Salvaged London stock bricks were used to blend the new extension into the party walls.

"Our loft conversion in Hampstead was finished a week ahead of schedule and on budget. The dormer, ensuite and bespoke joinery transformed our home. Clear communication every single day."

Luxury Builders in London
Vine Construction is a family-run builder trusted by London homeowners, architects and interior designers since 2008. We deliver luxury home extensions, loft conversions, basement conversions and full heritage renovations across Kensington, Chelsea, Mayfair, Belgravia and the surrounding prime postcodes.

Extensions
Steel-framed glazing, poured concrete floors and bespoke joinery. From single-storey side-returns to double-height rear additions, our kitchen extension team handles structural design, party wall awards and finishes in-house.

Heritage
Grade II listed and conservation-area work is our speciality — from sash window renovation to cornicing, lime plaster and complete Victorian restoration.

Conversions
Add a bedroom, principal suite or media room without moving. We deliver mansards, L-shaped and hip-to-gable loft conversions, plus fully tanked basement conversions with structural warranties.
Building in London is not the same as building anywhere else. Party wall agreements, conservation consent, restricted access, protected trees and neighbouring listed buildings all shape what is possible. For nearly two decades we have made those constraints feel invisible to our clients — taking on the paperwork, the planners and the programme so you can focus on the finished home.
Every job starts with a free site survey and a written, itemised quote. There are no provisional sums hiding surprise costs and no vague day-rates. Our project managers publish a weekly progress report with photographs, upcoming works and any variations, so you always know exactly where your money is going and what to expect next week on site.
Our directly-employed team of carpenters, bricklayers, plasterers and decorators means we control quality end-to-end. When specialist trades are needed — structural engineers, heritage joiners, Gas Safe engineers or NICEIC electricians — we bring in long-standing partners we have worked with for years, not the cheapest bid on the market.
We are equally at home restoring a Grade II listed Belgravia townhouse, opening up a Chelsea side-return, or fitting out a contemporary Mayfair pied-à-terre. The common thread is care: dust-sealed site set-ups, protected floors, daily clean-downs and a single point of contact from your first email to the final snag.
Because we self-deliver the bulk of our work, our clients avoid the classic London builder problem: sub-contractors disappearing between phases. Structural steel goes in on the day the engineer signed off. Plasterers arrive the morning the second-fix electrics are tested. The programme actually holds.
We are fully insured for public liability up to £2 million, employers' liability and contract works. Every project is covered by our written 12-month workmanship warranty, backed by manufacturer guarantees on materials and structural insurance-backed cover on new builds and extensions. Ask us for our current insurance schedule at survey stage.
FAQs
Single-storey home extensions in London typically cost £2,500–£3,500 per m². Double-storey extensions and kitchen extensions in prime postcodes such as Kensington or Chelsea usually run higher due to access, party wall works and premium finishes. We provide fixed, itemised quotes after a site survey.
Many rear extensions and loft conversions fall under permitted development, but conservation areas across Kensington, Chelsea and Mayfair almost always require full planning. We handle the drawings, submissions and RBKC / Westminster liaison for you.
Kitchen extensions run 10–14 weeks, loft conversions 10–12 weeks, and full whole-house renovations 6–12 months. Every project ships with a written programme and weekly progress updates.
