Luxury Vinyl Tile has become the specification of choice for kitchens, hallways, utility rooms and bathrooms across London — a floor that looks convincingly like limestone, French oak or slate but withstands water, underfloor heating, dropped pans and school-run traffic without complaint. Our installers are trained and approved by Karndean and Amtico, laying thousands of square metres a year across Kensington, Chelsea, Notting Hill, Marylebone and beyond.

LVT is unforgiving of a poor subfloor: every ridge, ripple and joint telegraphs through the 2.5–5mm plank within weeks. This is why over 60% of the time we spend on an LVT project is preparation — self-levelling, plywood overlay, moisture testing and priming — before a single tile is glued down. It is also why our LVT installations do not fail.

LVT combines the visual quality of hardwood or stone with practical performance no natural material can match. It is 100% waterproof, dimensionally stable across seasonal humidity, quieter underfoot than tile, warmer than stone (particularly with underfloor heating), and completely non-slip in wet areas — making it the preferred flooring for kitchens, hallways, utilities, en-suites and family bathrooms.

Design Options: Wood, Stone & Bespoke

The Karndean Designflooring and Amtico Signature ranges include over 200 designs — from convincing weathered oak to Purbeck limestone, Carrara marble and French terracotta. We supply full-size samples in situ so you can see the plank under your actual lighting before ordering. For clients wanting something unique, we lay bespoke patterns — herringbone with contrast borders, star-and-diamond parquet, and medallion feature panels in entrance halls.

Groutable stone-effect LVT is a particular specialism: we lay Amtico Spacia or Karndean stone tiles with a grouted joint, achieving the visual richness of natural stone with the performance of vinyl.

Underfloor Heating & Substrate Requirements

LVT is glued directly to the subfloor with a pressure-sensitive adhesive, which means the subfloor must be flat to SR1, dry (below 75% RH on concrete), and dust-free. On timber floors we install a 6mm plywood overlay screwed at 150mm centres; on concrete we self-level with a latex compound to correct any deviation.

For underfloor heating installations, the surface temperature must not exceed 27°C — we work with your heating engineer to configure the system limits, and specify LVT adhesives rated for UFH performance to prevent long-term bond failure.

Installation Programme & Cost Guidance

A typical 40m² kitchen and hallway LVT installation takes 3–4 days: one for preparation and levelling (24-hour cure), one to two for laying, and a final day for perimeter, transitions and clean handover. Karndean and Amtico material costs typically fall between £45–£90/m² supply, with installation £30–£45/m² depending on complexity and pattern.

Is LVT suitable for a bathroom?

Yes — LVT is 100% waterproof and the standard specification for family bathrooms and utility rooms. We install with sealed perimeters and use silicone at wet junctions to prevent any water tracking beneath.

Can you install LVT over my existing tiles?

Usually yes, provided the tiles are sound and level. We skim the tiles with a self-levelling compound to bury the grout lines, then lay the LVT over the top.

How long does Karndean or Amtico last?

Karndean and Amtico offer 20-year residential warranties. In practice, a well-installed LVT floor in a London home looks new for 10–15 years and structurally survives well beyond that.

Do you supply the LVT or do I buy it separately?

Both options work. As Karndean and Amtico approved installers we can supply at trade pricing, or we can install a floor you have purchased directly with the same warranty.
