Prime London's Trusted Luxury Builder

Vine Construction luxury London home renovation — Kensington townhouse extension with heritage sash windows and stone facade

Vine Construction is a family-run firm of luxury London builders specialising in the discreet, high-specification renovation of period townhouses, mews properties and prime residential estates across the capital. Since 2008 we have delivered complex home extensions, loft conversions, basement conversions and full period property restorations for owners of Grade II listed homes, conservation-area properties and estate-managed leaseholds including Grosvenor, Cadogan, Portman and Howard de Walden.

Our teams combine traditional trades — lime plastering, timber joinery, lead work, stone masonry and traditional sash window restoration — with modern building science: airtightness detailing, MVHR, underfloor heating and heritage-appropriate secondary glazing for acoustic and thermal upgrades that preserve historic character. Every project is led by a dedicated contracts manager, delivered under a JCT contract, and covered by £2m public liability and £10m employer's liability insurance.

Location

Chelsea SW3

Completed

September 2025

Scope

24 sash windows, 5 floors

Investment

£85k – £110k

Project Scope

Complete overhaul of 24 original Georgian sash windows including sash cord replacement, timber splicing, draught-proofing and installation of slim-profile double glazing where conservation consent allowed.

The Client Challenge

The windows were structurally sound but suffered from broken cords, rotted cills, single-glazed panes causing chronic heat loss, and paint build-up preventing operation. The property is Grade II listed within the Cheyne Conservation Area, so all works required Listed Building Consent.

Our Approach & Solution

Every window was carefully removed, dismantled and taken to our joinery workshop. Rotted sections were scarfed out and replaced with matching pine, brass parting beads were fitted, and Slimlite 12 mm double-glazed units were installed in the upper floors. Ground-floor windows retained single-glazing paired with discreet secondary glazing.
